    COLLABORATIVE SERVICES PROVIDED: PRE-CONSTRUCTION, CONSTRUCTION MANAGEMENT, FF&E COORDINATION
    PROJECT VITALS: 65,000 SQUARE FEET, TOTAL INTERIOR DEMOLITION & BUILDOUT AND EXTERIOR

    The Client teamed with Unified Construction Group (UCG) to achieve its aggressive construction schedule and to maintain seamless collaboration among all parties involved with the project. UCG executed an "open book" bidding and buyout approach which was very comprehensive as the scope of work included total demolition of an existing grocery store and new rough-in and finishes for the Client's specific needs. UCG achieved the Client's budget, quality and scheduling requirements for the project, while executing numerous design modifications as the work progressed.

    The Client approached Unified Construction Group in order to achieve its budgetary and scheduling goals for the projects, as well as to work with a construction manager that would give their private ownership group the personal attention and flexibility it desired for its first "ground-up" new restaurant establishments. The Client also used UCG to provide architectural services for its build-out at 444 W Fullerton Pkwy in Chicago.

    The Client partnered with Unified Construction Group (UCG) in order to revamp its traditional method of project delivery. With a hands-on Client, UCG was able to bring an "open book" bidding and buyout approach to this unique venture which was essentially two major projects in one. UCG achieved the Client's budgetary and scheduling requirements for the project, while providing the Client with constant feedback and attention to satisfy a very dynamic design atmosphere.

    The Client and its architect collaborated with Unified Construction Group in order to achieve its stringent scheduling and budgetary requirements for the project, and UCG delivered with a complete interior facelift over the 3-day Labor Day weekend so that the Client did not experience any downtime as a result of the project.

    The Client collaborated directly with Unified Construction Group in order to have a single point of coordination for design and construction of its various renovation projects to achieve increase sales floor efficiencies and sales volume.  UCG also assists the Client with new site due diligence, estimating and work letter/lease reviews and negotiation.

RESIDENTIAL PROJECTS:

    The principal personnel of Unified Construction Group (UCG) each possess over ten years of commercial (multi-family) residential general contracting experience.  A majority of this experience lies in mid- and high-rise condominium projects, involving both cast-in-place concrete and structural steel superstructures, with contracts ranging from $10 million to $70 million.  UCG understands the complex management requirements to satisfy clients’ customization of such projects, as well as the myriad of critical coordination aspects of successful commercial residential projects.  UCG is equipped to serve its clients as a stand-alone general contractor, or as a construction manager if the client desires a more “hands-on” and cost-saving approach to constructing its project.
